Land Title Transfer Assistance

It is the legal process of changing the ownership of a piece of land from one person (the seller or donor) to another (the buyer or recipient). This is finalized when a new "Transfer Certificate of Title" (TCT) is issued in the name of the new owner.

A Deed of Sale is just a contract between two people. While it proves you bought the land, it doesn't officially tell the government you are the owner. To fully protect your rights and be able to sell or mortgage the land later, the title itself must be transferred to your name.

Usually, you need to pay Capital Gains Tax (or Creditable Withholding Tax), Documentary Stamp Tax, and Transfer Tax. There is also a registration fee at the Registry of Deeds. We help calculate these so you aren't surprised by the cost.

The timeline can vary depending on the local government offices, but it typically takes 3 to 6 months. This includes getting clearances from the BIR, the Treasurer’s Office, and finally the Registry of Deeds.
